Cozy 3br 2ba Home

This energy-efficient 3BR/2BA home boasts a larger living area than its 1530 square feet would imply, spacious screened-in porch, a covered front porch that runs the entire length of the house.
The three-car carport is large enough to house your RV, boats, etc. and still have storage room for lawn and garden gear, etc. Just behind the carport is a large utility shed that will likely hold all you need.
The house has a new, top-of-the-line, energy-efficient central heat and air system and an effective propane heater in case electricity goes out.
New roof was installed November 2007, and new carpet was also installed around that same time. A new pump was installed in the well in October 2008.
Plenty of young pecan trees and over a dozen good-producing blueberry bushes.
We are just ten minutes away from a public boat ramp. A beautiful, rarely used, sandy beach is on the other side of the uninhabited island, less than a quarter mile from your front yard. The cove in front of this beach slopes gradually, offering lots of knee to chest high swimming depths over a clean, sandy bottom.
Due to the height of the dam, no flood can ever come beyond the large boulders marking the high-water line in your front yard, though the water does come inside the fence toward the boulders about once or twice every decade. A hill protects the house from any strong northerly winds.
We often see deer, rabbit and road runners on our daily walks. Squirrels come onto the porch to share the dog food, though there are plenty of hickory and pecan nuts for them to eat. We sadly stopped putting up bird feeders, although we loved seeing the seemingly hundreds of different and colorful varieties, because it seemed they left behind about as much as they took!
The fishing in the cove beyond the front yard, is great. Bring a pole and sit on one of the large boulders. Have a stringer handy because they do bite! Catfish, bass, perch and more.
If you love nature, fishing, boating, seclusion or "all of the above", you'll love this secluded home nestled in the woods with water on two sides.
